BSE launches index to track listed REITs: Key details explained


BSE Index Services has launched the BSE REITs Index to track the performance of listed Real Estate Investment Trusts (REITs) in India. The index has six constituents and uses a capped free-float market capitalisation methodology.

Although the index was launched on August 7, 2026, its first value date is September 19, 2022. It has a base value of 1,000 and will be reconstituted twice a year, in March and September.

What is the BSE REITs Index?

The index is designed to provide a measure of how listed REITs perform as a group. REITs allow investors to participate in income-generating real estate assets such as office and commercial properties through listed units, rather than directly owning physical property.

The BSE REITs Index currently covers six listed REITs. The index also includes InvITs in its broader universe, although the current constituents listed in the snapshot are REITs.

Which REITs are included?

As of July 31, 2026, Embassy Office Parks REIT had the highest weight in the index at 32.18%. Brookfield India Real Estate Trust accounted for 23.44%, while Nexus Select Trust had a 21.20% weight.

Mindspace Business Parks REIT had an 11.57% weight, followed by Bagmane Prime Office REIT at 6.53% and Knowledge Realty Trust at 5.07%.

The weights can change as market values and free-float factors change, while the index itself undergoes scheduled reconstitution every six months.

How has the index performed?

Based on BSE Index Services’ data as of July 31, 2026, the index’s one-year total return stood at 18.54%, while its three-year annualised total return was 18.17%.

On a price-return basis, the index gained 11.66% over one year and delivered an annualised 11.20% return over three years.

The index level stood at 1,159.66 on a price-return basis and 1,469.77 on a total-return basis as of July 31.

Total returns include distributions such as dividends, while price returns measure changes in the value of the underlying securities without factoring in such distributions.

What does the index tell investors?

The index gives investors a single benchmark to track the listed REIT segment instead of looking at the performance of individual REITs separately.

However, it is important to note that the index’s performance does not represent the return an investor would necessarily earn by investing in any one REIT. Individual REITs can perform differently depending on factors such as occupancy, rental income, property valuations, interest rates and the quality and location of their assets.

The index also has a relatively small number of constituents. The six-member basket means that the performance of its larger constituents can have a significant impact on the overall index.

What is the weighting method?

The BSE REITs Index uses a capped free-float adjusted market capitalisation methodology. In simple terms, companies with a larger market value and greater publicly available shareholding receive higher weights, subject to the index’s capping rules.

The index is calculated in Indian rupees and will be reviewed and reconstituted semi-annually in March and September.
