The commitment has come from Certus Capital, including its team, and TFCI, which are the sponsor and anchor investor for the fund, according to the company.
The fund will seek to invest in secured real estate debt and is structured to provide investors with diversified exposure across opportunities in the sector. The company said it is targeting continuous capital deployment and a long-term income strategy.
The fund’s first close comes as private credit continues to form part of the alternative investment landscape in India. Certus Capital said it committed more than ₹1,000 crore across residential, commercial and mixed-use real estate opportunities in the first half of calendar year 2026.
Of the commitments made during the period, 37% were in the National Capital Region, 26% in Hyderabad and 19% each in Mumbai and Chennai. The company said its H1 commitments included a fresh ₹275 crore commitment to a Gurugram project on the Dwarka Expressway.
Certus Capital said it has committed more than ₹2,500 crore in secured debt across over 20 transactions to date. It has completed eight exits and reported approximately 15% net IRR to investors from these exits.
The firm said it has around 2,500 investors through its digital investment platform Earnnest.me, with 70% of its investors having made repeat investments. It has also advised on around ₹8,750 crore of transactions for global institutions, including Oaktree, Cerberus and Bain Capital.Founded in 2018, Certus Capital operates in the alternative credit space through a SEBI-regulated Category II AIF structure and an RBI-regulated NBFC. It provides capital across different stages of the real estate project lifecycle, including land acquisition, early-stage approvals, last-mile financing and working capital.
The company has not disclosed the target corpus, minimum investment amount, fee structure or return target for the newly launched fund in the announcement.
