The New Fund Offer (NFO) opens on September 1, and will remain open for subscription until September 10. The minimum investment amount is ₹100.
The fund will invest in securities that form part of the Nifty REITs & Realty Index, giving investors exposure to both listed Real Estate Investment Trusts (REITs) and real estate companies.
The underlying index is a free-float market-capitalisation-weighted index with up to 15 constituents. Under its methodology, REITs must have a minimum weight of 60%, while the weight of an individual security is capped at 15%.
The index is reviewed and rebalanced quarterly by NSE Indices.
According to Navi AMC, the scheme aims to generate returns in line with the Nifty REITs & Realty Index, subject to tracking error. However, the fund’s investment objective is not guaranteed.
The fund’s portfolio will therefore have exposure to the listed real estate segment through two distinct categories — REITs, which provide investors exposure to income-generating real estate assets, and listed real estate developers and other companies in the sector.Navi AMC has also highlighted the fund’s tax efficiency as one of its features. However, the actual tax treatment for investors will depend on prevailing tax rules and the nature and holding period of the investment.
The fund is part of Navi AMC’s passive investment offerings.
