‘Welcome to the Jungle’ production house leases Andheri West offices for Rs 2.46 crore – Report

The production house behind ‘Welcome To The Jungle’, Nadiadwala Grandson Entertainment Private Limited, has entered into a new commercial lease in Mumbai’s Andheri West. The company has leased two office units to Rhea and Dia Enterprises Pvt Ltd for a period of 28 months, with the total rent for the tenure amounting to approximately Rs 2.46 crore.

Lease details and rent structure

As per property registration documents accessed by CRE Matrix, the lease came into effect on August 1, 2026, while the agreement was officially registered on September 1, 2026. The two commercial office units, located in Lotus Grandeur, carry an initial monthly rent of Rs 8.27 lakh.According to the registered documents, the monthly licence fee is Rs 8,26,875, while the security deposit stands at Rs 30 lakh. The exact carpet area of the leased premises has not been disclosed in the registration documents.

Location and amenities

The office premises are located on the eighth floor of Lotus Grandeur and come with two car parking spaces. Andheri West, particularly the Veera Desai Road stretch, is a prominent commercial hub for production houses, corporate offices and creative businesses, alongside residential developments.

Rent escalation and lock-in period

The lease agreement includes a 5% annual escalation clause. Under the agreed structure, the monthly rent will increase to approximately Rs 8.68 lakh from the 13th month and rise further to around Rs 9.12 lakh during the final four months of the 28-month lease.With these periodic increases factored in, the cumulative rent payable over the entire lease period comes to approximately Rs 2.46 crore.The agreement also includes a 12-month lock-in period, requiring both parties to remain committed to the lease during the first year. Neither Nadiadwala Grandson Entertainment Private Limited nor Rhea and Dia Enterprises Pvt Ltd has commented on the transaction so far.

A look at the production house’s past real estate moves

This is not the production house’s first significant real estate transaction in Mumbai. In October 2025, the company purchased two apartments in Prabhadevi for a combined Rs 36.57 crore, according to documents reviewed by Square Yards.One of the transactions involved a 2,390 sq ft apartment, along with an additional 208 sq ft area, in Hubtown Twenty Five North. The 23rd-floor property was purchased for Rs 18.57 crore and came with two parking spaces.Earlier, in July 2024, the company had leased two flats in Mumbai’s Lokhandwala Complex for a monthly rent of Rs 1.8 lakh. The agreement, registered on July 26, 2024, covered two apartments on the 15th floor of a building within the Green Acres CHSL complex in Andheri West, according to records accessed by Zapkey.
