Omaxe partners with Lemon Tree Hotels for ₹4,000 crore hotel expansion

Real estate developer Omaxe Ltd has partnered with Carnation Hotels, a wholly owned subsidiary of Lemon Tree Hotels, to develop and operate 10 hotel projects across India with a combined capacity of 4,000 rooms.

The projects involve an estimated investment of ₹4,000 crore and form part of Omaxe’s ₹6,200 crore hospitality expansion announced in June 2026. The broader plan envisages 19 hotels across five states.

The 10 projects will span Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi and Faridabad. They will operate under Lemon Tree Hotels’ brand portfolio and cater to different segments of the hospitality market.

The development and commissioning timelines range from nine months to five years, depending on the project.

Omaxe-Lemon Tree partnership: Projects and room capacity

The proposed portfolio includes two bus terminal projects in Lucknow, with 500 and 330 rooms, and the 693-room Omaxe BeTogether Centre Point near the airport in Amausi.

In Vrindavan, the projects include Omaxe Eternity-II, with 501 rooms, and Omaxe BeTogether Courtyard, with 81 rooms.

Other developments include:

  • Ghaziabad: Omaxe BeTogether Centre Point on Ambedkar Road, with 215 rooms.
  • Greater Noida: Omaxe Connaught Place, with 150 rooms.
  • Amritsar: Serviced apartments with 745 rooms.
  • Kaushambi: Omaxe BeTogether Centre Point, Tower 1, with 350 rooms.
  • Faridabad: World Mall in Sector 79, with 435 rooms.

Omaxe plans to follow a sale-led development model, funding project completion through property sales rather than borrowing.

What the companies said

Omaxe Managing Director Mohit Goel said the partnership would bring established hotel operating expertise to the company’s hospitality expansion while helping it maintain financial discipline through its sale-led model.

He said demand for hospitality services was growing beyond major metropolitan centres, with smaller cities attracting business, leisure and pilgrimage travellers.

Lemon Tree Hotels Managing Director Neelendra Singh said the arrangement would support the company’s asset-light growth strategy and expand its managed hotel portfolio across different markets and property formats.

The partnership marks a further expansion of Omaxe’s real estate business into hospitality, alongside its existing townships, commercial destinations and mixed-use developments.

Omaxe shares closed at ₹113.51 on October 16, up ₹4.81 or 4.43% for the day. Lemon Tree Hotels shares ended at ₹113.33, up 0.74%.
