India’s six listed real estate trusts distribute ₹3,136 crore in Q1: Indian REITs Association


India’s six publicly listed real estate investment trusts (REITs) distributed a combined ₹3,136 crore to more than 4.85 lakh unitholders in the first quarter of financial year 2026-27, according to data from the Indian REITs Association (IRA).

The six listed REITs are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office REIT.

The distribution in Q1 FY27 was nearly double the ₹1,559 crore distributed by the four listed REITs in the year-ago quarter. In Q1 FY25, the four listed REITs distributed ₹1,371 crore.

The increase in the latest quarter also reflects the expansion in the number of listed REITs. Knowledge Realty Trust and Bagmane Prime Office REIT were among the six listed REITs included in the Q1 FY27 data.

As of Q1 FY27, the sector’s total gross assets under management (AUM) stood at more than ₹3.17 lakh crore, while the combined market capitalisation of the six listed REITs was over ₹2.17 lakh crore as of August 11, according to the association.

Together, the six REITs manage more than 214 million square feet of Grade A office and retail space across India. They have distributed more than ₹34,800 crore to unitholders cumulatively since inception.

REITs pool income-generating real estate assets and allow investors to participate in the income generated by those assets through units traded on stock exchanges. Distributions to unitholders can comprise different components, depending on the REIT and the nature of its income and cash flows.
