The Wealth Company’s Category II AIF to deploy ₹75 crore in 3 housing projects


Bharat Value Fund Series V, a Category II Alternative Investment Fund (AIF) managed by The Wealth Company Alternates Trust, has signed a memorandum of understanding (MoU) to invest around ₹75 crore in three plotted residential development projects in the Mumbai region.

The fund has partnered with real estate developer Dhanraj Group for the proposed investment, which will cover nearly 31 acres across Karjat, Khalapur and Khopoli.

The three projects have a combined targeted gross development value (GDV) of more than ₹500 crore, according to an announcement dated September 22.


Bharat Value Fund Series V has a target corpus of ₹1,000 crore, along with a green-shoe option of an additional ₹1,000 crore. The fund’s investment mandate includes equity investments in plotted residential developments across infrastructure-led corridors in the Mumbai Metropolitan Region, Pune, Bengaluru, Chennai and Hyderabad.

The proposed ₹75-crore investment will support the development of the three projects, which are positioned as plotted residential communities catering to demand for second homes, integrated living and lifestyle-oriented residential destinations.

The projects are located in areas expected to benefit from infrastructure developments including the Navi Mumbai International Airport, Mumbai-Pune Expressway Missing Link, JNPT Chowk Corridor and the Panvel-Karjat suburban rail extension.

The investment represents the fund’s exposure to plotted residential development as part of its broader strategy of investing in infrastructure-led residential corridors across major Indian markets.
