Festive property offers: 5 checks to make before booking a home

Festive-season property offers can include discounts, flexible payment plans and gifts. However, buyers should assess the total cost of a home, their ability to meet future payments and the credibility of the developer before making a commitment.

Shalin Raina, Managing Director, Residential Services, Cushman & Wakefield, says the residential market is moving at a more measured pace after several years of strong performance, with buyers taking a more considered approach to purchases.

He says festive demand may receive a boost from buyers who have been delaying decisions, while structured payment plans, modular kitchens, semi-furnished homes and other benefits are increasingly being used to appeal to buyers.

Here are five checks buyers can make before booking a property.

Compare the offer with the total cost

A gift or discount may make a property offer look attractive, but buyers should compare the overall price with similar homes in the area and check whether the benefit materially reduces their cost.

Saurabh Paliwal, Senior Vice President, Sales, BPTP, says the company’s BPTP Pushpanjali campaign offers eligible buyers a 20-gram gold coin, white goods and smart-home technology, subject to project-specific terms.

Buyers should check the applicable conditions and compare the offer against the property’s price and other costs.

Abhishek Raj, Promoter, Jenika Ventures, says offers and payment options can encourage buyers who have been delaying a decision. However, a time-bound benefit should not be the sole reason for committing to a purchase.

Check whether the home fits your budget

The cost of buying a home extends beyond the booking amount and monthly home loan EMI. Buyers should account for stamp duty, registration charges, interiors, maintenance and other applicable expenses.

Amrita Gupta, Director of Manglam Group and CEO of Manglam Spa and Resorts, says buyers are looking beyond discounts to payment flexibility, construction quality, delivery assurance and the property’s long-term potential.

Ashish Agarwal, Director, AU Real Estate, says the company’s 10:90 payment plan offers buyers a structured payment option. He adds that improving connectivity and infrastructure, particularly in Ghaziabad and Noida, are shaping housing demand, while buyers increasingly prioritise design, amenities and community spaces.

Before booking, buyers should assess whether the payment schedule fits their income, existing financial commitments and emergency savings. They should also consider whether they can continue to afford the EMI if household expenses rise or income is disrupted.

Verify the developer and project

A competitive price or attractive payment plan does not replace due diligence. Buyers should check the project’s applicable RERA registration, approvals, construction status, possession timeline and the developer’s track record. They should also read the agreement carefully, including cancellation and refund terms.

Yash Garg, Director, M3M Noida, says premium-home buyers place importance on architecture, spacious layouts, amenities and location, alongside festive offers.

Adrija Agarwal, President, Sattva Group, says design, quality, connectivity and community living remain important considerations, with offers not being the only factor in a purchase decision.

Evaluate the location, not just the growth story

Infrastructure projects and improved connectivity can influence a location’s appeal, but future appreciation is not guaranteed. Buyers should assess commute times, access to schools and healthcare, existing civic infrastructure, neighbourhood development and the availability of comparable properties.

Mohit Agarwal, Business Head, Conscient Infrastructure, says Gurugram and New Gurgaon are attracting interest on the back of infrastructure, connectivity and premium housing.

Rishe Singh, Founder and CEO, Silverdome Realtors, says buyers research locations, compare projects and review developer track records before making a decision.

Ramji Subramaniam, Managing Director, Sowparnika Projects, says buyers are assessing construction quality, amenities and developer credibility, while the mid-segment, including first-time buyers, remains an area of interest.

Work out whether the purchase is for living or investment

The financial calculations differ for someone buying a home to live in and someone purchasing it as an investment. End-users should consider how long they expect to stay and whether the property meets their household’s needs.

Investors should estimate potential rental income after maintenance, vacancy periods and other expenses. They should also consider resale prospects and remember that property prices can fall or remain stagnant, while selling a property can take time.

Adrija Agarwal says the focus on long-term asset value remains relevant for buyers. However, expected appreciation should be treated as uncertain rather than as a guaranteed return.
