Luxury home buying: What to consider before paying a premium


For luxury homebuyers, choosing a property often involves more than comparing the purchase price or the size of the apartment. Location, privacy, open spaces, amenities, views, construction quality and the long-term potential of the neighbourhood can all influence the value and usability of a premium home.

This becomes particularly relevant in established locations where land availability is limited. In such markets, new residential projects may offer larger amenity spaces or features that are difficult to find in older developments.

However, buyers should assess whether these features add meaningful value to their lifestyle and justify the overall cost of the property.

Location remains a key factor

For a homebuyer, location can influence both day-to-day convenience and the long-term attractiveness of a property. Access to workplaces, schools, healthcare, retail and transport infrastructure are among the practical factors to consider.

In luxury housing, buyers may also attach value to factors such as views, lower density, privacy and proximity to open spaces. These attributes can be particularly difficult to replicate in tightly developed neighbourhoods.

Mumbai’s Bandra West is one such established residential market where availability of large land parcels is relatively limited.

Supreme Universal has secured an approximately one-acre land parcel in Bandra West for a residential development, with the project having a stated revenue potential of around ₹1,500 crore.

The company said the development is planned to include private sea-facing terraces for residences and a large terrace garden overlooking the ocean, along with sporting, wellness, social, work and entertainment amenities.

What should buyers check before paying a premium?

A luxury home can command a significant premium for its location and amenities, but buyers should distinguish between features that improve everyday use and those that primarily add to the project’s marketing proposition.

The first consideration is the total cost of ownership. Apart from the purchase price, buyers should account for registration and other transaction costs, maintenance charges, property taxes, parking costs and any additional charges associated with premium amenities.

The second is usable space. A larger apartment may not necessarily provide proportionately more usable living space. Buyers should compare the carpet area, layout and functionality of different properties rather than relying only on the headline size of the apartment.

Amenities and their maintenance are another consideration. Swimming pools, gyms, landscaped areas, sports facilities and large common spaces can add convenience, but they also contribute to maintenance expenses. Buyers should understand the recurring costs and whether the facilities are likely to be used regularly.

For properties marketed on the basis of a sea view, open space or other location-specific features, buyers should also consider the possibility of future development around the property.

Finally, buyers should examine the developer’s track record, project approvals, construction timelines, payment schedule and applicable regulatory disclosures before committing a substantial amount of money.
