Wellness homes: What you should check before buying

Wellness-focused real estate is becoming a larger segment of the global property market, with projects incorporating features such as green spaces, healthcare, recreation and other wellness-related infrastructure.

The Global Wellness Institute (GWI) estimates that wellness real estate reached $876 billion in 2025, up 23% in a year, and forecasts the market to reach $1.8 trillion by 2030.

Asia-Pacific accounted for around $350 billion of the market in 2025.

For homebuyers considering such projects, the key question is whether the wellness features justify the additional cost.

What should buyers check?

Purchase price: Compare the property’s price with similar homes in the same location rather than paying a premium solely for wellness features.

Recurring costs: Check maintenance charges and any separate fees for clubs, recreational facilities or other services.

Healthcare facilities: Understand whether healthcare infrastructure is operational, what services are available and whether they involve additional charges.

Amenities and usage: Assess which facilities are included and whether they are relevant to your requirements.

Resale potential: Wellness features may add to the property’s appeal, but buyers should examine comparable properties and local demand rather than assume a higher resale value.

Location and connectivity: Green spaces and amenities within a project should be considered alongside connectivity and access to essential services outside the development.

Vietnam’s Vinhomes Green Paradise in Can Gio provides an example of the larger community model.

The project combines residential development with green spaces, recreation and healthcare infrastructure, reflecting how wellness-related features can be incorporated at the master-planning level.

For buyers, however, the financial assessment remains the same: consider the total cost of owning the property and whether the features being paid for offer sufficient value for the household.
