Anarock Property Consultants files papers for ₹1,000 crore IPO


Mumbai-based real estate advisory firm Anarock Property Consultants has filed its draft red herring prospectus (DRHP) with the Securities and Exchange Board of India (SEBI) to raise up to ₹1,000 crore through an initial public offering (IPO).

The proposed IPO comprises a fresh issue of shares worth ₹550 crore and an offer-for-sale (OFS) of up to ₹450 crore by existing shareholders, including investor 360 ONE, according to the DRHP filed on September 30.

The company may also raise up to ₹110 crore through a pre-IPO placement. If the placement goes ahead, the size of the fresh issue will be reduced by the amount raised through the pre-IPO round.

Anarock plans to deploy part of the IPO proceeds towards technology investments and expansion of its existing businesses. It will spend ₹120 crore on artificial intelligence augmentation and technology across select business lines, while another ₹89.5 crore will be used to strengthen existing operations and introduce specialised services through talent augmentation.

The company has earmarked a further ₹148 crore to acquire the remaining equity share capital, excluding the ESOP pool, of subsidiary DSP Design Associates.

The remaining proceeds will be used for unidentified acquisitions and general corporate purposes.

Founded by Anuj Puri and Rohin Raja Shah, Anarock operates across four segments of the real estate value chain: transaction advisory, leasing and investment advisory, management services, and technology solutions.

Promoters held a 66.41% stake in the company, while public shareholders owned the remaining 33.59% as of the date of the DRHP. 360 ONE WAM was the largest public shareholder, holding a 17.12% stake through several schemes.

Anarock reported a 53.4% year-on-year increase in profit to ₹93.2 crore in FY26, compared with ₹60.8 crore in the previous fiscal. Revenue from operations rose 33.8% to ₹881.9 crore from ₹658.9 crore in FY25.

ICICI Securities, IIFL Capital Services and 360 ONE WAM have been appointed as merchant bankers for the IPO.
